Condition monitoring with sensors in building services engineering

Monitoring of hot water preparation to prevent legionella bacteria

Condition monitoring also performs well in building automation – for example, to prevent legionella in hot water systems. For this purpose, sensors permanently record the supply and return temperature of the system and send the measured values via Sigfox or WMBUS to our MC100 terminal as a “collection point”. From the terminal, they reach the company server or the cloud via LAN or LTE, depending on the location. This allows facility managers or plant operators to quickly identify when there are problems with a facility. In the event of operating deviations, it is also possible to send alarms directly.

Battery powered wireless sensors for easy installation

The wireless sensors suitable for temperature detection are easy to install. Their probes are simply applied to the pipe. Wiring is not necessary, because thanks to battery operation, the power supply is secured for five years. Due to the easy handling and quick installation of wireless sensors, the costs are significantly lower than for wired sensors.

Multiple uses possible with remote monitoring

The described data infrastructure can also be used for other purposes, because the MC100 terminal accepts the data of different sensor types. These can be, for example, sensors for recording air humidity, CO2 content or other values. For example, in parallel with hot water production, the air quality can also be controlled remotely.

This is why legionella should be avoided

Legionella can cause diseases such as Legionnaires’ disease – a dangerous lung disease. They feel particularly comfortable at around 30°C to 50°C and are most likely to reproduce at these temperatures. This is favored when the water stands in the system for a long time. To counteract this, it is recommended to achieve a temperature of at least 60°C at the outlet of the water heater and 55°C at the tap.
